Real Estate
The Real Estate Team will use reasonable efforts to help analyze your Site Search Area, help determine site feasibility, assist in designating the location, and review draft leases to assure ROTI recommended or required lease provisions are included. The Real Estate Team grants final acceptance of the lease, which is required before executing it. Targeted timing to find and have a location approved is within 30 days of the effective date of the Franchise Agreement. Lease negotiation follows, with a targeted timeline of 90 days from the effective date of the Franchise Agreement to complete.
Construction
The ROTI Design and Construction Team must review the proposed store layout and may suggest or require changes. The team will guide you through the construction process to ensure all items are completed in a timely manner, and will assist you in ensuring all new store equipment and inventory orders are placed successfully and that all steps to store construction and build-out are completed successfully. The team will also review the punch list of all items that need to be rectified by the GC and/or vendors — these items must be completed within 14 days after opening, and a copy of the punch list must be sent to the ROTI Design and Construction Team. Finally, the team will schedule the store opening and gather final required paperwork, including the Certificate of Occupancy, final health department approval, and Certificate of Insurance to open.
