Leasing Process and Requirements
Following site approval, both the Letter of Intent (LOI) and Lease must be evaluated and accepted for execution by the ROTI Real Estate Team. Basic lease provisions to consider prior to conducting your site search:
- ROTI Franchisor lease review and approval required
- Current product line permitted without restriction
- Exclusive rights for sale of Roti Products
- 10-year lease term with 2–3 five-year options
- Space delivered a minimum of 3–4 months prior to new store required open date or relocating store lease expiration
- No radius restriction impeding future store development
- Grease trap existing or newly installed (750–1,000 gallons), as required by local municipality
- Electrical minimum requirement of 400 Amp
- Gas service of 2"
- Water service of 2"
- Waste connection of 4"
- Lease assignment rights
- Ideally, a vanilla shell delivery with tenant improvement allowance, and signage rights
- Roti Rider (notices, trade fixtures, access to premises, etc.)
ROTI will provide some site selection support for all sites, including referrals to third-party brokers, and may also use third-party market analytics companies for market planning from time to time. Contact the Real Estate team for assistance.
Obtaining ROTI's Approval of the Lease
Once ROTI has accepted your proposed store location, you may submit a Letter of Intent (LOI) to the landlord and begin lease negotiations and the leasing process. A sample "Letter of Intent" is located in the forms section to the right.
The ROTI Real Estate Team must review, evaluate, and accept the proposed lease for the location prior to its execution. The ROTI Real Estate Department does not negotiate your lease on your behalf; instead, it will review your lease and communicate with you to ensure certain provisions protecting ROTI and the franchised brand are included.
You are strongly advised to review the lease with your personal attorney. As previously stated, ROTI cannot negotiate the lease on your behalf, so it's recommended that you retain the services of an attorney to represent your interests.
